What is EPDM Roofing?

EPDM roofing stands out for its durability and cost-effectiveness, and it is especially widely used in urban areas. In this article, we will explain why this material is chosen for residential and commercial buildings, as well as how much the roofing costs and how it is installed.

What is EPDM Roofing Membrane

EPDM (ethylene propylene diene monomer) is a single-ply membrane made of synthetic rubber, which was previously used in commercial and medical buildings. Today, it is also in demand as a material for low-slope roofs — less than 2:12.

The main reason for its popularity is durability. Thanks to its rubber-like properties, it is resistant to environmental exposure and mechanical damage. It can expand and contract with temperature fluctuations, which reduces the risk of cracks and leaks. This is objectively one of the best solutions for flat roofing.

What is the Thickness of a Roofing Membrane

Thickness significantly affects the scope of application. The most common options for residential buildings are:

  • 0.045 inches — the thinnest and most budget-friendly option, but the most prone to punctures.
  • 0.060 inches — a universal choice due to its balance of strength and price, and therefore the most commonly used.
  • 0.090 inches — the thickest and most durable membrane, designed for regions with extreme weather conditions; it is more expensive but lasts longer than the others.

How Much Does EPDM Roofing Cost

It’s difficult to name an exact cost, but approximate figures can be given for the entire project. For most properties, the price ranges from $9 to $17 per square foot. It depends on the membrane thickness, roofing contractor rates, and the installation method.

If you plan additional insulation to improve energy efficiency, this will also increase the total cost, especially when using insulating boards.

How is EPDM Roofing Installed

There are three installation methods, and we will look at each of them.

Fully Adhered

The membrane is glued to the roof surface. When using a solvent-based adhesive, the compound is applied to both the deck and the material. A water-based adhesive is usually applied only to the deck before laying the membrane. Then the membrane is unrolled and carefully smoothed to eliminate wrinkles or air pockets.

Mechanically Attached

The membrane is fastened with screws and plates along the seams. The fasteners hold the membrane in place while still allowing it to expand and contract. This method is faster and cheaper, but there is a higher risk that strong winds may lift the material.

Ballasted System

More common in commercial buildings, this method involves laying the membrane and covering it with a layer of gravel. The weight of the ballast holds the membrane without adhesive or fasteners. However, the roof structure must be able to support the additional load, and detecting or repairing leaks on this type of roof is more difficult.

What Are the Advantages of an EPDM Roof

Roll roofing is known for its low installation and repair costs. Installation is cheaper than TPO and PVC, and the roll format reduces the number of seams, lowering the risk of leaks. Large rolls make it possible to cover big areas quickly, simplifying installation.

EPDM is durable and resistant to extreme temperatures, wind, hail, and fire, offering a lifespan of up to 30 years. The material is lightweight and expands and contracts with temperature changes, which prevents cracking. It also promotes energy efficiency: the dark membrane retains heat, which is good for northern regions, while the white membrane reflects sunlight, which is beneficial for southern regions.

The roofing is also resistant to hail and strong winds and can operate in temperatures from -40 to 300 °F. With the addition of a fire-retardant layer, it becomes fire-resistant.

What Are the Disadvantages of This Solution

EPDM roofing has several aspects to keep in mind before choosing it. First, installation is best left to professionals: DIY installation can lead to damage, especially if the material is laid over an old roof.

Second, the appearance of the material is quite plain: without ballast, it is essentially just a large sheet of black or white rubber, so the aesthetics are not very impressive.

The membrane can also be punctured, especially if it is thin. To protect against damage, it is better to choose a thicker material — 0.075 inches or more, particularly in areas with falling branches or other debris.

Finally, the material does not handle contact with petroleum products well, including oils and solvents, which can cause deterioration. For residential buildings, this rarely becomes a problem, but it is worth considering when choosing a covering.
